Polished concrete floors start with the slab you already have. We grind it with diamond grinders, harden it with a liquid densifier, then polish it with finer diamonds. The result is a smooth, hard floor that resists dusting and cleans up with a dust mop. Slab Lab Coatings does concrete floor polishing for garages, basements and commercial spaces from our Otsego base.
Polishing makes the concrete itself the finished floor. Want color and flake, or a finish that covers stains and patches? An epoxy floor coating is the other route. Founded by a former coating inspector, Slab Lab starts every free estimate with a close look at your slab.

Concrete floor polishing works like sanding wood, one finer grit at a time. Concrete floor grinding comes first, with coarse metal-bond diamonds that cut down to sound concrete. Honing and polishing follow with finer resin-bond diamonds.
Bare concrete can shed a loose powder, which the concrete trade calls dusting. Partway through the grinding, we apply a liquid densifier. It soaks in and reacts inside the concrete to harden and dust-proof the surface.
The polishing trade grades the finished sheen in four levels, from flat to highly polished. A satin, honed finish stops at a 400-grit diamond, and a high polish goes up to 3,000 grit. The trade also grades how much stone shows, from a smooth cream finish to large exposed aggregate. We choose both with you at the estimate, based on what your slab can give.
Commercial polished concrete is a common floor in warehouses, retail stores, offices and showrooms. A higher sheen reflects more light, which helps brighten aisles and display floors. For business owners and property managers, we plan the work around your operation. Where a floor stays wet or oily, a textured commercial floor coating is usually the better fit.
Is the basement floor dusty? A cold basement slab that was finished in damp air can end up with a weak, dusty top. Grinding down to sound concrete and densifying it are two fixes that industry guidance names. Flake, metallic and stain finishes are among our other basement floor options.
Polished concrete works in a garage too, but oil and salty slush can soak in if left sitting. For color, grip and a finish that hides stains, look at a flake garage floor coating instead.
Otsego, where we are based, stocks about 900 tons of road salt every winter. Salt and sand ride indoors on boots and tires all season. Grit works like sandpaper on a polished floor and dulls the shine.
Dust mop daily with a microfiber pad, and put mats at the doors. Wipe up salty slush, oil and spills soon, before they soak in. Damp mop with clean water or a pH-neutral cleaner. Skip wax, which can dull the finish.
Maintenance guides start with a penetrating sealer or topical guard to protect the surface. We explain the care steps for your floor before we leave.

We diamond grind the slab with dust extraction to open the surface for a strong bond. Then we test the concrete for moisture.
We fill cracks and chips, including salt pits near the door. The coating goes down over sound, smooth concrete.
A high-solids, self-priming epoxy or polyaspartic base coat goes down over the ground slab. This is the layer that bonds to the concrete.
We broadcast polymer flake across the wet base coat until it is fully covered. Then we scrape off the excess for a consistent texture and grip.
A scratch-resistant, UV-stable polyaspartic topcoat seals the floor and hardens in 6 to 8 hours. The crew leaves care instructions and tells you when to park.

About 75 days a year the temperature swings across freezing in the Twin Cities. Our polyaspartic and polyurea systems are chosen for that and for road salt.
Most garages are coated in one day. One Google review describes a three-stall garage done between 8 in the morning and 2 in the afternoon. Pick your look from two dozen flake blends.

Josh was amazing to work with. He personally called after I did the Facebook quote and scheduled an estimate for the next day. He got me on the schedule within 2 weeks. The crew arrived at 8am sharp, and were gone by 2pm doing my 3 stall garage. It’s been 2 months and it’s still the favorite update we’ve done to our house since buying. I can’t recommend Josh and Slab Labs enough for getting your garage floor upgraded.
We were so happy with the new garage floor coating Slab Lab did in our garage. Josh was very informative and helpful every step of the way. The workers, Rey and Alex, arrived on time, were very hard working, courteous, and very skilled in all aspects of the job. They were all so pleasant and easy to work with. The floor is beautiful—no more ugly salt damaged concrete! Thanks, Slab Lab!
Highly recommend. I’ve had the floor in my garage for about a year, and it still looks brand new. If I move, I’ll be calling them again for the next garage.
