Commercial Floor, Solid Gray Coating

Slab Lab Coatings installs commercial and industrial floor coatings for warehouses, shops, retail stores, offices, showrooms and industrial spaces. The systems are built to take heavy equipment, foot traffic and chemical exposure. Our standard system pairs an epoxy base coat with a polyaspartic topcoat that hardens in 6 to 8 hours. Finishes include solid color, flake, quartz for grip and metallic epoxy for showrooms and offices.
If you run a business, manage a property or keep a facility running, downtime is usually the first question. We plan the work around your operation. Slab Lab was founded by a former coating inspector, so prep comes first: diamond grinding, a moisture test and repairs. Call or text (612) 702-9724 for a free on-site estimate.
Tell us about the floor. We come out, look at the slab and give you a free estimate.
Forklift and pallet-jack wheels are hard, and they carry heavy loads. Wear tends to show first along aisles, at turns and at dock doors. Tell us what rolls across your floor, and the estimate spells out the system, the mil thickness and the repairs. Walk-off mats at the doors and regular sweeping keep grit from scratching and dulling the topcoat.
In shops and commercial garages, the floor also takes motor oil, coolant, brake fluid, cleaners and road salt. On bare concrete, oil soaks in and leaves stains that will not scrub out. Name the chemicals on your floor at the estimate, since they help decide the system.
Is the shop floor worn down to bare concrete, or is the old coating peeling in the aisles? Failed coatings are ground off, and cracks, pits and spalled areas are repaired before the base coat. That prep is the same concrete repair and resurfacing work we offer as its own service.
Texture adds the grip. Our slip-resistant finishes use quartz broadcast into the coating or a textured topcoat. More texture means more grip on a wet floor, and a little more work to clean. The right amount depends on the room: a showroom and a wash bay need different floors.
ANSI A326.3 is a national test method for measuring the dynamic coefficient of friction, or DCOF, of hard floors. It is used most on tile and stone, and it can be applied to resin floors like epoxy. For level indoor floors people walk on when wet, it calls for a wet DCOF of 0.42 or higher. The standard also says that number does not predict whether someone will slip.
OSHA's walking-working surfaces rule requires employers to keep workroom floors clean and, to the extent feasible, dry. It lists spills, snow and ice among the hazards to keep off walking surfaces. The Minnesota Pollution Control Agency estimates 365,000 tons of road salt are spread across the Twin Cities metro each year. On a coated floor, the salty slush that rides in sits on top instead of soaking in.
The area being coated has to stay clear until the coating hardens. On a large floor, we can work in phases so part of the building stays in use. Foot traffic comes back first. Forklifts and vehicles wait longer, and so should chemicals: one polyaspartic data sheet puts full chemical resistance at 7 days.
Every slab gets a moisture test first, because moisture rising through concrete is a common reason coatings bubble and peel. When a slab reads high, the system changes: a moisture-tolerant base coat or a vapor barrier primer may be needed. A heated building can be coated in any season, so indoor work goes on through a Minnesota winter.
We are based in Otsego, on the northwest side of the Twin Cities. Otsego's industrial parks sit along I-94 and Highway 101. Maple Grove's office-warehouse band runs along Highway 169, and Plymouth's manufacturing and warehouse cluster sits around I-494 and Highway 55. We work across the metro and come over from Otsego for every estimate.

Before
AfterFrom the first call to the final topcoat, here is how it goes.
Call or text (612) 702-9724, or send the form. We look at the slab and put the system, repairs, mil thickness and price in writing.
We diamond grind the slab with dust extraction to open the surface for a strong bond. Then we test the concrete for moisture.
We fill cracks and chips, including salt pits near the door. The coating goes down over sound, smooth concrete.
A high-solids, self-priming epoxy or polyaspartic base coat goes down over the ground slab. This is the layer that bonds to the concrete.
We broadcast polymer flake across the wet base coat until it is fully covered. Then we scrape off the excess for a consistent texture and grip.
A scratch-resistant, UV-stable polyaspartic topcoat seals the floor and hardens in 6 to 8 hours. The crew leaves care instructions and tells you when to park.

Every slab we coat is diamond ground and tested for moisture first. Cracks and pits are repaired before any coating goes down.
About 75 days a year the temperature swings across freezing in the Twin Cities. Our polyaspartic and polyurea systems are chosen for that and for road salt.
Most garages are coated in one day. One Google review describes a three-stall garage done between 8 in the morning and 2 in the afternoon. Pick your look from two dozen flake blends.

Josh was amazing to work with. He personally called after I did the Facebook quote and scheduled an estimate for the next day. He got me on the schedule within 2 weeks. The crew arrived at 8am sharp, and were gone by 2pm doing my 3 stall garage. It’s been 2 months and it’s still the favorite update we’ve done to our house since buying. I can’t recommend Josh and Slab Labs enough for getting your garage floor upgraded.
We were so happy with the new garage floor coating Slab Lab did in our garage. Josh was very informative and helpful every step of the way. The workers, Rey and Alex, arrived on time, were very hard working, courteous, and very skilled in all aspects of the job. They were all so pleasant and easy to work with. The floor is beautiful—no more ugly salt damaged concrete! Thanks, Slab Lab!
Highly recommend. I’ve had the floor in my garage for about a year, and it still looks brand new. If I move, I’ll be calling them again for the next garage.
