Why does a basement floor coating start with a moisture test?

The ground under a basement is wetter than the room above it. The University of Minnesota Extension explains that vapor moves from the wetter ground up through the concrete floor. Water can also wick up through small pores in the slab. When moisture vapor travels up under a coating, it can cause bubbling and blistering that lead to peeling.

Two standard tests measure it. ASTM F1869, the calcium chloride test, measures the moisture vapor coming off bare concrete. ASTM F2170 reads the relative humidity inside the slab with probes set in drilled holes. Neither test has a pass mark: each coating's data sheet sets its own limit, and the limits vary by product.

When the slab reads high, a moisture-mitigating primer rated for higher readings goes down first. A reading is a snapshot, though. One maker warns that seasonal ground moisture can raise vapor levels under a slab with no vapor barrier. Standing water or seepage is work for a drainage or waterproofing contractor, done before any coating.

Epoxy basement floors and the other finishes

Flake floors suit family rooms, laundry rooms, home gyms and play areas. Polymer flakes go into the base coat, and the excess is scraped off for an even texture and grip. You choose from two dozen flake color blends. In our standard system, epoxy is the base coat and a polyaspartic topcoat goes over it.

A solid color epoxy floor is the plain, bright option. Metallic epoxy floors fit a home bar or theater room. Metallic pigments in clear epoxy are worked by hand into marble-like swirls, so every floor is one of a kind. For a warm, natural look, stain and seal systems color the concrete itself.

Polished concrete suits studios, workshops, modern living spaces and low-upkeep basements. Some slabs are too damaged or uneven to coat as they are. Concrete resurfacing and overlays rebuild the surface first, or become the finished floor.

Can you coat a basement floor that gets damp?
Yes, when the dampness is vapor coming up through the slab and a moisture-mitigating primer is rated for the reading. Dampness in summer is sometimes condensation, when humid air meets a cool floor. Standing water or seepage is different. The University of Minnesota Extension says to deal with the water before finishing a basement.
Is epoxy a good choice for a basement floor?
Yes, on a slab that has been ground and tested for moisture. Epoxy bonds strongly to ground concrete, and it is the base coat in our standard system. Will a coating fix a dusty, musty basement floor?
A coating stops the concrete dust, but a musty smell points to moisture. Sealing the bare concrete keeps it from shedding dust, and the new surface wipes clean. The University of Minnesota Extension lists odor and mildew among the signs of basement moisture. That is why we test the slab first.
Can you coat a basement floor in the winter?
Yes, because a basement is heated space. The coating can go down in the middle of a Minnesota winter, with the same steps as in July. In humid weather, one maker's guide calls for a floor at least 5 degrees above the dew point.
Can you coat over old paint that is peeling?
Yes, after the old paint comes off. We diamond grind the slab down to clean, sound concrete so the new coating can bond. Peeling paint can also be a sign of moisture, so the slab gets tested first. A moisture-mitigating primer suits basements with light moisture issues or a past coating failure.
