Why Do Elk River Garage Floors Pit and Flake?
From our Otsego base, we come north on Highway 101 and cross the Mississippi on the Betty Adkins Bridge. In town, 101 meets Highways 10 and 169, and all three are state highways. MnDOT's winter report counts 190,758 tons of salt spread on state highways in the 2025 to 2026 season.
The city's long-range plan says 83 percent of employed residents work outside Elk River, many along I-94 and Highway 10. All winter, their cars bring salty slush home and drip it onto the garage floor. When 1.5 inches or more of snow is forecast, the city declares a Snow Event. Street parking is then banned from 2 to 6 a.m., so more cars spend storm nights in driveways and garages.
Brine keeps a bare slab's surface wet, and freeze-thaw cycles make it flake and peel, a problem called scaling. We follow the prep standards a coating inspector checks for: diamond grinding, then pit and crack repair on every garage. Slabs with deep scaling may need concrete repair and resurfacing first. Then the flake system and polyaspartic topcoat go down, and most garages are coated in one day.
Older Slabs and New Subdivisions Across Elk River
Census figures show about 10,100 homes in Elk River: two-thirds single-family houses and 15 percent townhome-style. The city describes older neighborhoods around the historic downtown, newer planned subdivisions and large rural lots up north. Does your garage have old floor paint or a peeling epoxy kit? Diamond grinding takes it off, so the new system bonds to sound concrete.
The city's current projects include Bradford Park, with more than 400 lots, and Oakwater Ridge, with 536. Meadowsweet Bend adds 100 large lots on private wells and city sewer. Census building permit data show about 90 new single-family homes a year from 2022 through 2025. A new garage slab needs time: one coating maker calls for at least 28 days of cure before coating.
New concrete also holds water as it dries, so we moisture-test every slab before choosing a system. Half of the new single-family homes finished in the Midwest in 2025 had a full or partial basement. Ground moisture can move up through a basement slab, per University of Minnesota Extension. Our basement floor coatings start with that test and a moisture-mitigating primer when the slab calls for one.
Shop, Warehouse and Retail Floors Along Highways 10 and 169
Most of Elk River's manufacturing and warehouse buildings sit along Highways 10 and 169, per the city's long-range plan. The city lists fabricated metal, machinery, and plastics and rubber manufacturing among its major industries. Natures Edge Business Center is on its third addition, and Northstar Business Park is down to its last lot. Strip malls and big retail stores line the Highway 169 corridor, and downtown has shops of its own.
Those floors take heavy equipment, foot traffic and chemical exposure. Our commercial floor coatings use fast-curing systems, with quartz or textured topcoats where slip resistance matters. For a warehouse or showroom that wants a bare, dense, low-dust floor, polished concrete is the other option.
