Garage floor coatings for Blaine's older and newer homes
Blaine has been building homes for decades, so its garage slabs vary a lot in age. The first suburban neighborhoods went up on the south side, and the 2000s brought a building boom. About 42 percent of Blaine's homes date from 2000 or later, per the Census.
An older slab has lived through more winters, and each freeze-thaw cycle raises the risk of scaling. It may also carry patched cracks, oil stains or peeling paint. We prep every slab to the standards a coating inspector checks for, starting with diamond grinding down to sound concrete.
Blaine is still growing, with 1,160 new single-family homes permitted from 2022 through 2025. A new slab needs time to cure before it is coated, and it still gets ground like any other floor.
What does Blaine road salt do to a garage floor?
Blaine does not keep its streets bare and black all winter. The city salts intersections, curves and hills, and Anoka County and MnDOT handle their own roads through town. Across the Twin Cities metro, the Minnesota Pollution Control Agency estimates 365,000 tons of road salt go down each year.
That salt rides home as slush on your car and melts onto the garage floor. Deicers keep the concrete surface wetter and add freeze-thaw cycles, so the top layer can flake and pit. The ready-mix concrete industry says moderate scaling can strip up to three-eighths of an inch of surface.
Before any coating goes down, we do the crack and pit repair the slab needs and grind the patches flush. Then come the base coat, full flake and a polyaspartic topcoat that is UV stable and resists yellowing. One maker's resistance chart for a flake system scores 20 percent salt water, motor oil and gasoline as excellent. Most garages are coated in one day.
Shop and warehouse floors in Blaine's industrial parks
Blaine is home to nearly 1,400 businesses with more than 26,000 employees, and the city counts eleven industrial parks. The city's 2040 plan groups its planned industrial land near the airport and the interstate highways. Near the Anoka County-Blaine Airport, 37 acres of older industrial buildings sit at 105th Avenue and Radisson Road. Most of them went up in the 1960s and early 1970s.
Along Xylite Street, on the airport's east side, the plan lists industrial sites with trucks and outside storage. At I-35W and County Road J, a 120-acre industrial park is mostly trucking terminals and heavy construction yards. New speculative industrial buildings of about 84,000 square feet each are going up at Lexington Preserve. Retail clusters around Northtown Mall, and the plan puts many of the city's busiest uses along Highway 65.
Winter trucks and equipment roll salt and brine onto shop floors, on top of the usual oil and fuel drips. Our commercial and industrial floor coatings are chosen for chemical resistance, with quartz or textured topcoats where floors get wet. OSHA's general-industry rule calls for walking surfaces kept free of hazards like spills, snow and ice. For big open warehouse floors, polished concrete is the other option.
