Why do garage floors pit and flake after a Minnesota winter?

In a Minnesota winter, road salt rides into the garage on your car. The slush melts, and salty water soaks into the top of the slab. Wet concrete that freezes and thaws over and over can scale. Scaling is when thin flakes peel off the top.

Concrete industry guidance says deicing salt makes scaling worse, because it keeps the surface wetter and adds freeze-thaw cycles. Water grows about 9 percent in volume as it turns to ice, which builds stress inside wet concrete. Pieces that break loose are spalls, and small cavities across the surface are pitting.

The Minnesota Pollution Control Agency estimates 365,000 tons of road salt go down in the Twin Cities metro each year. The City of Otsego, where we are based, stocks about 900 tons of salt each winter. Concrete crack repair and spall patching before a coating

Every repair starts with diamond grinding. A peeling epoxy kit or floor paint is ground away, so patches and the new coating bond to bare concrete. The grinder also takes off the weak, flaking top layer of a scaled slab.

Concrete crack repair comes next, starting with crack chasing. Chasing widens each crack into a clean V-shaped groove, which gives the filler solid concrete to bond to. Once the filler sets, it is ground flush with the floor.

Pits and spalled spots are cleaned out, patched and ground flush the same way. Slab Lab Coatings was founded by a former coating inspector. Sound, bare concrete is one of the prep standards a coating inspector checks for. Moisture testing is on that list too, since coating makers say not to coat concrete holding too much moisture.

Concrete resurfacing and overlays for worn or uneven floors

Patch material does not match the color of old concrete. When scaling covers most of a floor, a slab full of patches looks spotty. Concrete resurfacing covers the whole slab with a thin concrete overlay after the grinding and repairs. A self-leveling overlay is mixed to flow, so it fills low spots and leaves a flat base.

An overlay can be the finished floor, or it can take a flake or solid color coating on top. Many resurfacers are polymer-modified cement blends made to bond in thin layers over worn or scaled concrete. For patios and pool decks, Rubber Stone rubber surfacing is another overlay that goes over old concrete.

A repair is only as strong as the concrete it bonds to, so some slabs are past a surface fix. Industry guidance says slabs with severe, spreading scaling may not be practical to fix. Coating makers also say not to coat loose or unsound concrete. A slab that has sunk or broken apart needs a concrete contractor first.

We diamond grind the slab with dust extraction to open the surface for a strong bond. Then we test the concrete for moisture.

We fill cracks and chips, including salt pits near the door. The coating goes down over sound, smooth concrete.

Base Coat

A high-solids, self-priming epoxy or polyaspartic base coat goes down over the ground slab. This is the layer that bonds to the concrete.

Full Flake and Scrape

We broadcast polymer flake across the wet base coat until it is fully covered. Then we scrape off the excess for a consistent texture and grip.

Seal With a Polyaspartic Topcoat

Can you fix a garage floor that is pitted from road salt?
Yes, as long as the concrete under the damage is still sound. We grind off the weak surface, then patch the pits and scaled spots and grind them flush. If scaling covers most of the slab, a resurfacing overlay gives the floor a new top layer before the coating.
Will cracks show through a new floor coating?
It depends on whether the crack is still moving. A dormant crack that is chased, filled and ground flush usually hides under the new coating. An active crack still opens and closes, and coating data sheets warn it can show back through. The estimate spells out the crack repairs for your floor.
Do you lift sunken concrete or replace broken slabs?
